Appraisals

Kokanee Mortgage works with appraisers accredited by the Appraisal Institute of Canada with either CRA or AACI designations. For a list of the approved appraisers in your region, please contact us.

Appraisal Guidelines

Property Inspection: Appraiser must attend property and see inside every room of every building on the property
Photographs: Appraiser must take full colour photographs of the front and rear and every room. Appraisal must include pictures of each comparable.
Comparables:
- Pictures of each comparable are required.
- Days on Market and listing history for each comparable are required.
Map: Appraisal must include a map showing the subject in relation to the comparables.
Payment: It is expected that the appraiser will collect payment from the property owner at the time of conducting the appraisal
Utilities: Appraisal must make reference to whether the home is on domestic water or a well and municipal sewer or septic.
Rural: Acreage properties to be valued as the house and 5 acres, no outbuildings.
Mobile Homes: Appraisal must include a photograph of the CSA sticker and the Serial Number.
Other: Appraisal must note any known environmental issues. Appraisals are to include specific comments on any unusual or detracting property features, property conditions including general upkeep, and any detracting neighborhood features.
